Know real estate purchase specifics. What is the full price of the parcel, is the title clear; that is, free of liens, easements, and other encumbrances?
What are the easements on the property? CCRs: Are there any covenants, codes, and restrictions on the property? What type of deed will I be getting?

There are several type of deed available in USA. The 2 most common deeds are
    *Wannted deed
  • The first promise is the Covenant of Seisin. By the Covenant of Seisin the seller warrants that he or she actually owns the property and has the right to sell it.
  • The second promise is the Covenant Against Encumbrances. Like the name implies, this is the seller's promise that the property is free and clear of any encumbrances (liens, loans, mortgages, taxes, etc.).
  • The third promise is the Covenant of Quite Enjoyment. This obligates the seller to defend the title against any claims as of the moment the deed is delivered to the buyer

This is a weaker instrument to convey property. Basically, a Quitclaim Deed states.
If the seller has an interest in the property, they are giving it to the buyer. But it is a cheaper and faster way for transaction.
